Top 7 Questions To Ask When Redoing Your Home’s Exterior

1. What do you do to protect my house from water?

After we tear off your old exterior and make sure there are no underlying issues we need to repair, we prefer to use Tyvek products to protect your home. Tyvek has a full line of tapes, flashings, window wraps, and housewrap that all work together and adhere to one another better than other products we have seen.  

Tyvek’s residential system is more expensive than other brands that others are using but we see a real value in making sure the wrap on your home and all of its accessory parts act as a cohesive system. 

2. Do you replace or repair stucco?

There are a couple different types of stucco. There is the standard stucco that is used on almost all homes you see around that will crack in a year, this is called Hard Coat Stucco. The other type of stucco is called EIFS, or exterior insulated finish system, and it is much more expensive.

We get asked all the time if we do stucco repairs, and we generally say no because it is on homes with the less expensive version of stucco, and repairs are simply covering up cracks that either don’t look right when done, or turn into an entire house needing to be redone which people don’t generally want to pay for when they are asking for stucco repairs.

That’s why it’s best to replace stucco when possible. However, we prefer to install siding products that hold up better in our state’s climate. Stucco really should be reserved for much drier conditions (think Arizona). So many homes in our state were built with stucco to lower the initial cost, but those homeowners are now paying for it with repairs or replacements.

3. Should I hire different contractors for different parts of my exterior or just one to do it all?

Some homeowners will choose to shop around to find the best deal on each item they put on their house. Sometimes what this ends up turning into is a frustrated homeowner because he/she doesn’t know where the work starts or stops for each trade, where the liability starts and stops for each trade, and it can turn into a lot of finger pointing. 

We’ll install the entire exterior skin on your home (other than the roof, of course). We have installed most exterior claddings before, so we are confident in our ability to make transitions visually seamless and attractive, and will also make sure everything is water-tight in the process. If we cannot install what you are looking for, we will be upfront about that as well.  

When we install your full exterior system, you only need to call one person with questions and to coordinate work being completed.  And when there is a problem, because problems do happen from time to time, there is only one person to call to get them taken care of.

4. What brands or products will work best for my home?

5. Can you help me see what my house will look like after it is done? I can’t visualize it.

We use AI to help generate images of your home with your ideas so you can visualize your dream home. As we work through this process our results will get better and more accurate.  Alternatively, professional designers are always a great option to help render your vision so you can feel good about your decision.  This option comes with an additional cost, but could provide great peace of mind.

6. Do I need to pull a permit with the city?

Each jurisdiction has its own rules about permits. We encourage you to study out your area’s requirements and understand what best fits your project.  The benefit of permitting the work is you then have a third party, the city inspector, sign off on work being performed that will affect the longevity of your home, such as the weather barrier process.  There is a cost associated with pulling permits, both in money and time.  We are happy to help consult with you on these matters at your request.

7. Are you licensed and insured?

We are licensed and insured in the state of Utah with a B100 license and all the necessary insurances, which means we are licensed to build any residential and commercial project as a general contractor.  Exterior work falls under this classification.  We are happy to provide proof of our license and insurance upon request.

Sometimes there is a limited understanding of why to choose a licensed and insured contractor.  The insurance that we pay for is to protect your home in the event of an accident so that your homeowners insurance will not be involved.  

The insurance we pay for also helps us take care of our employees in the case of an accident.  Those who are not carrying this insurance do not have the same sense of care and responsibility for their people.  When you hire an unlicensed contractor you have no recourse with the Division of Professional Licensing, who may be able to help in the case of dispute with a licensed contractor.
